Project Description
This project, located at I.S. 562 in the Bronx, primarily involved a comprehensive boiler conversion and climate control upgrades, alongside extensive hazardous material abatement. The work included removing asbestos, PCBs, and other hazardous materials, with subsequent reinstallation of disturbed insulation and piping/ductwork. Architecturally, existing CMU walls were removed for the fuel oil tank vault, and the cellar’s concrete floor was power washed, patched, primed, and painted. Mechanically, the project entailed sealing existing pipe and conduit penetrations, excavating and removing portions of cellar walls for new boiler rigging, and replacing all existing boiler systems, auxiliary equipment, and oil tanks with new gas-fired boilers and associated modern controls, piping, and air compressors. Electrical work involved providing new power panels, connections for new equipment, boiler room lighting, and modifications to low-voltage systems. Plumbing upgrades included new gas service for the boilers, new hot water heaters with associated piping to the kitchen, a master thermal mixing valve, and new sump pumps and floor drains. The project also encompassed general cutting, patching, and painting of disturbed areas, ensuring all new and repaired work met structural and aesthetic standards, and included provisions for temporary boiler systems, fuel oil tanks, and associated site safety measures.
